Job Summary

The Development Manager will lead the junior team and assist senior management with all aspects of real estate development projects and will be involved in the creation, design, marketing and construction of development projects, asset management of existing properties, and feasibility analysis of potential development projects and value-added acquisitions.

The Development Manager will also be expected to effectively manage multiple developments concurrently at varying stages and with short deadlines.

 

Responsibilities and Tasks

Project Management      

- Provide managerial support to ensure successful project completion and other duties as assigned.

- Lead and facilitate interations with design professionals, consultants, governing authorities, and internal departments to ensure design intentions are agreed upon and achieved on time.

- Write and publish project plans and project plan updates to keep executive team and ownership up to date on projects.

- Monitor the schedule to ensure timely delivery of completed development.

 

Design and Entitlement    

- Assist in leading project design and site development activities.
- Work with senior management and land-use attorney(s) to manage the CEQA process.

- Assist in executing entitlement strategy and present at community events.

- Bid and negotiate service contracts and change orders with consultants to ensure fair pricing, comprehensive scopes, and realistic timelines.

- Establish and maintain favorable relationships with community stakeholders.

 

Budgets                      

- Responsible for project budgets, including invoice tracking, developing and monitoring entitlement and construction schedules for significant variances.
- Manage the financial underwriting efforts and determine the financial feasibility of projects, both development and value-add.

 

Asset Management        

- Assist in the asset management of existing properties leasing, capital projects, tenant relations, and marketing communications.

- Coordinate with the asset management team to execute an effective lease-up and management plan.

 

Qualifications (Know How) 

 

Education / Training

Required

BA/BS required in finance, real estate, or business

 

Desired

MBA or MS Real Estate preferred

 

Experience/Technical Skills

Required

- 5+ years of industry experience

- Demonstrated expertise in commercial and or multi-family development experience required.

- Demonstrated ability to complete the job responsibilities with minimal outside supervision and direction.

- Excellent communication skills (verbal and written).

- Proven project management & critical thinking skills

- High-level of proven financial modeling and analysis skills.

- Strong organizational, planning, and problem-solving skills.

- Ability to read improvement plans, formulate budgets and understand accounting principles.

- Knowledgeable in land development principals; locating and understanding land development codes.

- Solid writing skills and familiarity with typical real estate documents/agreements.

- Self-starter with high energy personality, proactive and comfortable in a fast-paced, entrepreneurial, deadline-driven environment.
